  • We’re Benjamin and Henrik — two Swedes who have lived, worked and raised our families in Málaga. Benjamin founded Malaga2Rent in 2015 after seeing a clear gap: owners of premium apartments were getting vague “all good” updates instead of real transparency and control. Henrik joined in 2019, and together we’ve built the company into what it is today. 

  • It’s a deliberate decision we made from day one. With a maximum of 30 apartments and a team of nine, we can maintain the high standard we promise. More apartments automatically means less attention per property. We chose never to compromise on that. 

    We say no when we reach the limit — even if it means turning down great clients. 

  • For us, it means doing things the right way, in the right order, so the result is always the best possible. In practice: documentation as standard (not on request), fast responses (not “mañana”), proactive communication, and always keeping the owner’s perspective front and centre. 

  • Since 2015. We have eleven years of property management experience in Málaga — we know the city, the market, the regulations and the tradespeople in a way that only comes from actually living and working here over a long period of time. 

  • We are nine people in total. Benjamin and Henrik are the founders and always available directly — no receptionist. The rest of the team are local professionals from Málaga: property managers, maintenance coordinators and logistics coordinators who know the city and know who to trust. 

  • We have three packages — Essential, Premium and Signature — plus a separate Setup Package for new owners. All packages include our Foundation: guest communication, photo-documented cleaning, legal compliance, monthly reports and access to our maintenance network. 

  • Foundation is the baseline included in every package, regardless of level: 

    • Professional guest communication and coordination 

    • Photo-documented cleaning after every turnover 

    • Legal compliance (VFT licence, Registro de Viajeros, tax documentation) 

    • Monthly report with financial overview and booking summary 

    • Access to our curated network of trusted suppliers 

    • Professional standards in everything we do 

  • Essential is for owners who want to manage their own pricing and pay per maintenance incident. Premium adds revenue optimisation, bi-weekly owner updates, quarterly inspections and one extra annual cleaning. Signature is white glove: monthly inspections, quarterly deep cleans, a dedicated contact person and a 2-hour response time. 

  • The Setup Package is a standalone add-on for owners whose apartment is not yet rental-ready. It includes help with the VFT licence, energy certificate, safety equipment, professional photography and optional styling. The cost is 800–1,200 €. Owners who already have everything in place do not need it. 

  • Yes. We offer a wide range of add-on services including pool maintenance, garden care, extra cleanings, laundry and grocery shopping. We also offer seasonal services such as Christmas decoration, spring cleaning, summer start-up service and post-pollen or sandstorm cleaning. 

  • All clients receive a monthly report including a photo log from cleanings, a financial overview, a booking summary and an action list (completed and ongoing items). Premium clients receive bi-weekly updates, Signature clients weekly. No vague “all good” — we show photos and facts. 

  • For Essential clients, we respond within 24 hours. Premium within 12 hours. Signature within 2 hours via a dedicated contact person. In urgent situations — such as a broken appliance or water leak — we always act immediately, regardless of package. 

    Our record: dishwasher reported at 09:00 — repaired by 12:00. The owner received photo evidence before the guest even noticed. 

  • Yes. We manage the VFT licence (tourist licence), guest registration with Policia Nacional (Registro de Viajeros within 24 hours), tax documentation and ongoing compliance. We stay up to date on local regulations so you don’t have to. 

  • We contact you directly, explain the situation and present solution options with a cost estimate. We never act without your approval (except in urgent situations that threaten the property). With Premium and Signature, maintenance coordination is included in the package. Essential clients are charged per incident (20 €). 

  • Absolutely. Your apartment is always yours. Let us know when you want to be there and we’ll coordinate around your dates. We make sure the apartment is in perfect condition when you arrive. 

  • We work exclusively with Airbnb. All listings, bookings and guest communication are managed through Airbnb. Compliance requirements — including guest registration and the VFT licence — are handled by us as part of every package. 

  • We work with owners of premium apartments in Málaga who value transparency, clear communication and high standards over lowestprice. Our clients are typically Northern European owners based abroad who want the confidence that someone on the ground is taking care of everything the way they would do it themselves. 

  • That’s correct. We’re not the right choice if you’re primarily looking for the lowest price, don’t need regular updates, or are comfortable with vague “everything is fine” messages. We’re a premium option and we say so openly. 

  • First, a short call with Benjamin or Henrik (10–15 minutes) where we go through your situation and see if we’re a good match. If we are, the Setup Package (if needed) takes 4–6 weeks. After that, your apartment is rental-ready and we take over operations. 

  • Yes. Many clients start with Essential and upgrade to Premium or Signature once they’ve seen how we work. There are no lock-in periods or upgrade fees — you choose freely. 

  • Our three packages are based on a percentage commission of rental income: Essential 21%, Premium 23% and Signature 25%. The Setup Package is a one-time fee of 800–1,200 € depending on the apartment’s needs. À la carte services are priced separately. 

  • We don’t work with long lock-in periods. We want you to stay because you’re satisfied — not because you’re contractually obliged to. 

  • You receive a monthly payout with an accompanying financial report. The report shows bookings, income, deductions and any costs for maintenance or add-on services. Full transparency from start to finish.
